Sales Begin at Trump International Hotel & Tower New Orleans
The Trump development team behind the real estate mogul’s International Hotel and Tower that’s planned for Poydras Street, will begin selling the condominiums this month before a nation-wide push for buyers mid-year.
Donald Trump announced his involvement in the downtown development just days before Hurricane Katrina, and his son, Donald Trump, Jr said during a recent visit to New Orleans that a sales office would open inside the Pan American building, next door to the planned condominium tower on Poydras Street.
Construction on the tower will begin as soon as half the available units in the building are sold.
Once it’s completed, on top of what is currently a parking lot, Trump’s 70-story tower will be the tallest in New Orleans and the second residential building on re-vitalized Poydras Street. It will include nearly 300 condos and 435 condo hotel units that can be placed into a managed rental program by owners when they are out of town.
Donald Trump Jr. said the condo hotel units will be appealing to executives from the energy industry, who regularly visit New Orleans and want to keep a residential location in the city. With a weakened U.S. dollar and lower interest rates, Trump also expects investors from Europe and Latin America to buy units in the tower.
He noted that well-established locals, especially ones with grown children, might also consider moving downtown. Prices on the condo and condo hotel units are starting at $400,000 for a studio. Prices top off at several million dollars for a penthouse unit.
"There is a natural cycle we have seen in the market where baby boomers no longer want a home where they have to worry about leaky pipes and mowing the lawn," Trump said. "They are migrating to condominiums in urban areas."
The $400 million building will have not one, but two rooftop pools, one for all occupants and one for condominium owners only. There will also be separate entrances and elevators for hotel guests/renters to ensure the privacy and security of the full-time residents.
Cliff Mowe, one of the Trump tower's developers, said that the building will include expansive retail offerings on the ground floor, 15 floors of parking and a state-of-the-art sky lobby on the 17th floor. The condo hotel units will occupy the next 15 floors, followed by the traditional condo units on the upper floors.
